Montague Gardens: Central, Well-Established, Accessible

Category Areas

Montague Gardens is a highly sought-after industrial area in the Western Cape. It has a balanced mix of small factory units which are suitable for light industrial manufacturing purposes, as well as big box retail and showroom options. It is a particularly popular warehouse location for larger distribution centres.

Located close to the major national highways; the N7, N1, and M5, Montague Gardens is excellently placed. It is also very easy to access via the R27 West Coast Road, hence it has become known as the gateway to the West Coast region. Its central location makes it easy to access the Cape Town International Airport, and it is a mere ten minutes from the Port of Cape Town. There is also access to public transport which makes it accessible by the MyCiti bus, as well as the train, which is a strong drawcard for employees.

Despite being a prime industrial node, Montague Gardens is unique in that it is located within close proximity to both commercial and residential areas. This provides a wide range of office, home and entertainment options for employees who will have easy access to excellent facilities close to this bustling industrial area.

Excellent convenience for Distribution Centres
Despite being in a well-established industrial area, Montague Gardens has a reputation for attracting “cleaner” industries. This is possibly due to its proximity to high-end residential nodes, such as Century City and Plattekloof. These factors are a big drawcard for companies dealing with fresh produce, as well as those that need to have easy access to the Cape Town - Namibia route. This certainly explains why Montague Gardens is considered the warehouse location of choice for distribution companies that specialize in imported products such as fruit, juices and snacks.

Owing to the convenience of its central location, Montague Gardens is a popular choice for companies such as Woolworths, Makro, Spar and Clicks, all of which have established their distribution centres here.

Market trends within the Montague Gardens industrial node
Due to the high demand for industrial property in Montague Gardens, property owners are generally reluctant to sell once they get into the market. This limits the supply in the area, which means that higher prices are achieved for industrial warehouse space. While prime units are priced at R70 per m², rentals are lower for newer built units which range from R50-R60 per m² at the time of writing.

In general, net rentals in Montague Gardens range between R58 per m² and R60 per m², while operating costs range from R8.50 per m² to R12.00 per m².

An area of continuous development
The most recent development Find A Warehouse is proud to have been involved with is a large warehouse in Montague Park which showcases a 3200m² building on Plattekloof Road. The warehouse is 2600m², with 600m² of office space. A brilliant and flexible option was made available to property users with a smaller office requirement, by installing a 300m² mezzanine floor which can be used for warehouse storage.

Despite the fact that this is a fairly built-up industrial area, there is space for new developments. Montague Gardens clearly has a variety of opportunities for both new and established units, which makes it no surprise that this area is so highly valued and sought-after.
