Westmead. Excellent Durban industrial location.
Westmead is made up of five industrial parks, namely Surprise Farm, Mahogany Ridge, Alexander Park, Maxmead and Monte Carlo Industrial. It is no wonder that Westmead has experienced burgeoning growth over the years. This industrial area is well placed, with five entrances which are easily accessed from the N3 just after the Mariannhill toll plaza.
Exit the N3 via the Richmond Road offramp, and enjoy a motorway with an easy flow of traffic due to the upgrade that took place some five years ago, making it so much easier for large trucks to leave the N3 and enter Westmead. Westmead can also be easily accessed via the M13 (King Cetshwayo Highway), which is the alternate route to Durban.
Industrial Parks in the area
Monte Carlo Industrial, is one of the industrial parks in Westmead and has re-defined what it means to have a premier building in this industrial node! The entire site of this development comprises of two large warehouses, one 4000m² with a 1003m² office component and the other 3500m² with 419m² office component. These two warehouses share a large yard of 4500m². Visibility is excellent, as the stand is well exposed to the N3 freeway.
Large and Mini factories
Westmead includes a mix of large factories and warehouses, as well as mini factories and warehouses. The size of the stand-alone properties varies between approximately 800m² and 30 000m².
Investing in Wetsmead
Several listed property companies find it feasible to own large premises in Westmead and its surrounds. These properties are let out to business that are generally well established. Also prevalent in this area are private investors, who derive rental income. Where large factories have been developed, they have always been fully let. The combined total value of leases in Mahogany Ridge Industrial Park alone is R37 million.
